The subject site is of a fairly regular rectangular shape narrowing slightly to its north-eastern end. The site houses two industrial warehouses linked by a way of an enclosed corridor. The unit to the northern end of the site comprises a single storey older production warehouse premises with low eaves and steel profile elevations. The larger unit to the southern end of the site comprises a large production facility of steel frame construction built in two bays having brick elevations to part with steel profile metal cladding incorporating high level UPVc double glazed units having a pitched profile roof. The site itself is of a fairly level topography with some well established trees to its north-eastern boundary which may provide some form of buffer zone to the Car Breakers at the rear if a residential development were undertaken.Interested parties may consider some site assembly to include the adjacent car breakers within any proposed development. We have assumed that all services are provided to the site or site perimeter, even if these services may need to be separately connected to any future development.
