The unit is of a steel portal frame construction beneath a pitched lined roof incorporating translucent roof lights, surmounted by profile clad elevations. A reception area with disabled WC off provides access to a single open plan office with carpeted floor, suspended ceiling, LED lighting, wall mounted heating and cooling and dado perimeter trunking for services. Further WC facilities are located off the main office. LED lighting is provided within the production/warehouse which has a minimum eaves height of approximately 22’ 4” (6.8m), height to intersection of walls and roof approximately 26’ 3” (8m) and height to roof apex approximately 31’ 9” (9.7m). Vehicular access is provided via two up and over electrically operated doors approximately 13’ (4m) wide x 13’ (4m) high. A gas supply is provided to the unit.
